The real estate fund management team has a unique blend of real estate industry and capital and financial markets experience. Core members of the team, S. Sriniwasan, V. Hari Krishna, Vikas Chimakurthy, Amit Mathur and Sandeep Agarwal have 71 years of cumulative experience in the real estate industry and capital markets. The team has strong relationships and contacts for deal creation and execution.

The team provides complementary skills in the real estate and financial markets that will enable the Fund to benefit from the budding environment. The real estate fund management team has sound knowledge of regional laws and business practices.

 
     
     
 
S. Sriniwasan, Chief Executive Officer
S. Sriniwasan, 43, Chief Executive Officer  

Mr. Sriniwasan (Srini) joined Kotak Mahindra Group in January 1993. He was part of Kotak's investment banking joint venture with Goldman Sachs from inception in 1995 until 2005.

Srini is also the founder of the Real Estate Fund Management business and launched the first fund of $ 100 Mn which closed in Feb 2006. This fund is fully committed. He has built

the real estate fund management team which has concluded over 15 transactions across geographies and formats. The Real Estate Fund Management business of Kotak has now scaled up with over $ 800 Mn AUM.

Earlier, in his career as a Banker, he has advised leading domestic and international companies on capital raising, mergers and acquisition and strategic divestitures. He has been involved in raising in excess of $12 billion in the domestic and international equity and debt markets for leading Indian and multinational companies across a vast array of industries including the IT/ITES sector, hospitality, retailing and real estate.

Srini holds a Bachelor in Commerce from Delhi University and a Management Graduate from the Institute of Management Technology, Ghaziabad.

 
     
 
V. Hari Krishna, Director - Investments
V. Hari Krishna, 32, Director – Investments  

Mr. Krishna joined the Advisor in May 2005. He has ten years of experience in real estate advisory services and corporate finance at international property services companies including Jones Lang LaSalle and CB Richard Ellis in India. Most recently, Mr. Krishna was Director responsible for Corporate Finance and Investments at Jones Lang LaSalle. At Jones Lang LaSalle he advised large multinational corporations regarding real estate strategies for their off shoring operations in India, including Convergys, Capital One, Accenture and Deutsche Bank.


Mr. Krishna has also advised several international companies including GlaxoSmithKline, JP Morgan Chase and Philips on divestment of property valued at over $75 million through structured and competitive disposals. He has advised the governments of Andhra Pradesh, Tamilnadu, Karnataka, Chandigarh and Delhi on their IT sector policies and real estate infrastructure programs. Mr. Krishna raised over $170 million of capital in the past three years for various real estate entities in India through debt, strategic equity and divestments across India. Mr. Krishna received a Bachelors of Commerce and a Masters in Finance and Control from Delhi University.

 
     
 
Vikas Chimakurthy, Director - Investments
Vikas Chimakurthy, 34, Director – Investments  
Mr. Chimakurthy joined the Team in April 2007 as a Senior Vice President. He has approximately 11 years of work experience, approximately seven of which have been with Kotak Investment Bank. Prior to joining Kotak Investment Bank, he worked in Birla Management Center (Office of the Chairman of Aditya Birla Group) for two years. At Kotak Investment Bank, Mr. Chimakurthy was working as a Senior Vice President and heading the real estate and energy sector.


Mr. Chimakurthy set up the real estate coverage for the investment bank and has built relationships and generated business from some of the large real estate developers in India such as DLF, Puravankara, Sobha Developers, Kumar Developers, Emaar MGF, Mantri Developers, Mahindra Gesco, Divyasree Developers, Brigade Developers, Jain Developers, Gold Souk, BPTP and Oberoi Construction. Mr. Chimakurthy also worked for six months at Goldman Sachs (Hong Kong), in 2004, as part of secondment when Kotak Investment Bank was in a JV with Goldman Sachs. He has also been involved in M&A transactions across sectors such as telecom, technology, media and chemicals. Mr. Chimakurthy received an engineering degree from the Indian Institute of Technology (I.I.T.-Delhi) and an MBA from Faculty of Management Studies (Delhi University).

 
     
 
Naozad Sirwalla, Chief Operating Officer

Naozad joined Kotak Mahindra Group in April 2000. He was part of the team that set up Kotak's first VC fund, which closed in 2007 with a 2.5x multiple return on capital. Investments of the fund included companies like Divi's Laboratories, All sec Technologies and Sasken Communication. Prior to moving to his current role, he was Senior Vice President - Group Finance & Strategy at Kotak Mahindra Bank. He was responsible for investor relations (institutions), strategic initiatives, proprietary investments, group budgets

and MIS. He has been closely involved with the setting up and structuring of all the private equity and real estate funds of the Kotak Mahindra Group from inception. Prior to joining Kotak, Naozad has worked with PricewaterhouseCoopers for five years in the corporate finance practice. He is a chartered accountant and a company secretary.

 
     
 
Amit Mathur, Vice President, Acquisitions

Mr. Mathur joined the Advisor in June 2006 with 10 years of experience in the real estate and construction industries in India. During the past year, Mr. Mathur worked with Ascend as India as Senior Manager - Business Development, responsible for ac-quisitions and real estate investments.

Mr. Mathur has worked with reputed real estate developers such as Shapoorji Pallonji & Co.Ltd. and K Raheja Corp in India. Mr. Mathur played a significant role on several acquisitions

And real estate transactions including joint developments, mill land transactions in Mumbai, acquisition of distressed assets, competitive acquisitions from public sector bodies and foreign direct/foreign venture capital investments. Additionally, Mr. Mathur has experience working with real estate developers independently across India rendering services including architectural design and development consulting services, project concept and design, obtaining various approvals at the government level and project management. Mr. Mathur has experience ranging from consultancy assignments, real estate strategy, marketing, acquisitions and asset management, contributing to a strong understanding of internal and external dynamics of the real estate industry. Mr. Mathur holds a Bachelors of Architecture from the School of Planning & Architecture in New Delhi and an MBA from Sheffield University Management School at the University of Sheffield in the UK

 
     
 
Sandeep Agarwal, Vice President, Acquisitions
Sandeep Agarwal, 29, Vice President, Acquisitions   Mr. Agarwal joined the real estate fund management team in April 2007. He has over eight years of experience working in the real estate and infrastructure sectors. He has worked on the land acquisition for and conceptualization of the Mumbai Special Economic Zone, India's first Greenfield SEZ of $1.2 billion. Mr. Agarwal has also worked on and raised private equity for a rail infrastructure development project.

Prior to joining Kotak, he spent two years with India's leading credit rating company, CRISIL,

a subsidiary of Standard & Poor's, providing advisory services on SEZ, transport infrastructure and tourism projects. Mr. Agarwal holds a Bachelors of Engineering and graduated from the Indian School of Business in April 2007 with an MBA degree.

 
     
 
Prakash Dalal, Head Investor Relations

Prakash joined the team in May 2007 and heads Investor Relations. Prakash is also part of Kotak Mahindra Group's Alternative Asset Management business. He has been with Kotak since 1993 and worked in a multitude of divisions including Investment Banking where he was a Relationship Manager, Private Banking where he headed the Product Development and Marketing Function and Mutual Funds where he was head of Retail Sales, Marketing and Product Development.


Prakash holds a Masters in Mechanical Engineering and an MBA from the Indian School of Business.

 
     
 
Shagoofa R. Khan, Head, Legal & Compliance

Ms. Khan joined the Advisor in June 2006 with seven years of experience in the fields of international taxation, legal advisory services, corporate and commercial law, business advisory services, audit and finance. Prior to joining the Advisor, Ms. Khan worked with Nishith Desai Associates, a leading Indian law firm specializing in legal and tax counseling worldwide, where she was the Head of the Real Estate Fund practice team and Head of the Inter-national Tax Policy practice team.


During her term with Nishith Desai, Ms. Khan represented several leading national and international funds in structuring and setting up of their India-focused investment funds. Ms. Khan's expertise lies in structuring of inbound and outbound investments, with special focus on international taxation and planning. Her passion for tax policy issues led her to working with the Chinese Taxation Ministry on a World Bank sponsored study on post-World Trade Organization tax reforms in China.

Ms. Khan is a law graduate from Mumbai University and is a fellow member of the Institute of Chartered Accountants of India. She has also completed the company secretary program from the Institute of Company Secretaries of India

 
     
 
Sakar Mawandia, Associate Vice President

Mr. Mawandia joined the Team in April 2007. He has completed his article ship at KPMG and worked as an Assistant Manager at PricewaterhouseCoopers in New Delhi for three years. He has been involved in a variety of assignments including valuation, due diligence and M&A.  He was also a member of the PWC team for the implementation of the $400 million Delhi Metro Rail project. Mr. Mawandia is a qualified Chartered Accountant and a member of the Institute of Company Secretaries of India.  He graduated from the Indian School of Business in April 2007 with an MBA degree.

 
     
 
Deepshikha Dhamija, Vice President
Deepshikha Dhamija, 30, Vice President  

Ms. Dhamija joined the Advisor in January 2007 with nearly 5 years of experience in financial analysis, equity research and investment banking in India. In the past 3 years, she has worked with Ernst & Young and JP Morgan Chase, with focus on global real estate sector. At Ernst & Young, she was a part of the transaction advisory team, with specialized exposure to private equity funding in Indian real estate. Her experience includes enterprise level transactions; best use analysis and city level studies.


During her stint at JP Morgan Chase, she was aligned to Europe real estate equity research and was involved in real estate companies’ valuation including post merger valuations, REIT conversion, and competitive analysis within the sector.

Ms. Dhamija has done her Masters in Business Administration from Delhi University and has cleared two levels of Chartered Financial Analyst programmed through the Association for Investment Management and Research in the U.S.

 
     
 
Vikhyat Srivastava, Associate Vice President
Vikhyat Srivastava, 25, Associate Vice President  

Mr. Srivastava joined the Advisor in June 2006. Previously at GE Money in 2005, Mr. Srivastava developed a new process for automated receipt tracking debt recovery and collections resulting in an annual saving of $340,000 for the company. Mr. Srivastava has filed for a patent in India (No. 1114/CHE/2005) for this process. Mr. Srivastava also worked on a project for Citibank in the area of GSM-based payment systems. Additionally, he has won many business-plan competitions and has authored several technical papers in international journals. Mr. Srivastava has a computer science undergraduate degree and an MBA from the Indian Institute of Management at Kozhikode.

 
     
 
Raj Shah, Associate Vice President
Raj Shah, 23, Associate Vice President  

Mr. Shah joined the Advisor in October 2007. He brings two years of article ship at KPMG and one year of industrial training at JM Financial Consultants Ltd. He has experience in the field of assurance and investment banking covering the real estate sector. Mr. Shah is a member of the Institute of Chartered Accountants of India and has received the second level of his CFA. He is member of the Association for Investment Management & Research, USA.
